Scale of the project against existing capacity
The Board approved a project budget of ₹997 crore, including the cost of land, for a 500-bedded hospital on the Ghaziabad parcel. The land parcel allows 500 beds, against an initial assessment of 350, with a proposal to acquire additional FSI. That is 150 more beds than the initial assessment.
As on 30 Sep 2026 the company has 3,811 beds, with hospitals operating in Gurugram, Indore, Ranchi, Lucknow, Patna and Noida. The 500 proposed beds equal 13.1% of that existing capacity. The company said in its earlier intimation, dated 28 Sep 2026, about the same project.
How the project is to be funded
The land purchase cost is ₹165.82 crore, which is 16.6% of the ₹997 crore project budget. The filing says the land purchase is proposed to be funded through internal accruals, while the entire project will be funded through a mix of internal accruals and debt.
The filing says the proposed capacity will be added over the next 3-4 years in a phased manner. Board approval of the development of the 500-bedded hospital came after the quarter ended 30 Sep 2026, as stated in note 7b of the results.
The filing's other items
The company says the Ghaziabad site presents a compelling healthcare investment opportunity, underpinned by a large and expanding population, urbanisation and connectivity with the Delhi-NCR region. This is the company's own view and is not tested in the filing.
The Statutory Auditors, Walker Chandiok & Co LLP, issued limited review reports with an unmodified opinion on the standalone and consolidated results for the quarter and half year ended 30 Sep 2026. The company also executed a Business Transfer Agreement in April 2026 for a 79 bedded Advanced Super Speciality Hospital in Indore.
What the Ghaziabad project means for Global Health's shareholders
The project commits the company to a land purchase of ₹165.82 crore and a total budget of ₹997 crore, with the capacity to be added over the next 3-4 years. The filing does not say how the balance of the project cost beyond land will be split between internal accruals and debt, when the hospital is expected to open, or what revenue or return it may earn.
The next step stated in the filing is the phased addition of capacity over the next 3-4 years, with no start or completion date given.
