Total income rose 11.5% YoY, but net profit fell 14.1%, in line with the fall in profit before tax. Revenue from operations grew 15.3%, while other income fell 60.9% to ₹14.56 crore, which is 1.8% of total income.
Other income of ₹14.56 crore is 14.7% of profit before tax of ₹98.72 crore, against ₹37.19 crore in the year-earlier quarter. Tax of ₹24.22 crore is 24.5% of profit before tax, against ₹28.24 crore a year earlier on a larger base.
Finance costs rose 34.7% to ₹11.98 crore, against ₹8.89 crore a year earlier. The statement's finance costs include a provision of ₹2.89 crore for the 9% cumulative dividend on the NCRPS from allotment to 30 Sep 2026, as the notes say.
The quarter carries a one-off residential property project at Dombivali, Thane, with cost of ₹26.51 crore, which the company says is shown within changes in inventories. Net profit of ₹74.50 crore compares with ₹11.01 crore in the previous quarter, when profit before tax was ₹14.40 crore.
The auditors carried out a limited review and reported no modification of their conclusion. Their review carries an emphasis of matter on Cadini S.R.L., a subsidiary with recurring losses that have reduced its net worth; its operations depend on management's business plans and financial support or recapitalisation. The auditors did not review one other subsidiary, whose quarter total income was ₹11.87 lakh and net loss after tax ₹45.37 lakh, and consider it not material.

Inference
The company's interim dividend is ₹4 per share, with a cash outgo of ₹18.15 crore and a record date of 31 Oct 2026, payable on or after 05 Nov 2026. The NCRPS, listed on NSE and BSE with applications made on 30 Sep 2026, are classified as borrowings and carry a 9% cumulative dividend.
The filing does not state the reason for the fall in quarterly profit, the reason for the large movement in inventories and property development costs, the amount of support planned for Cadini S.R.L., or the effect of the NCRPS on future finance costs and cash outflows.
Dinesh Kumar Jaithliya moves to Deputy Chief Financial Officer from 01 Nov 2026, and Cygnus Partners Private Limited becomes the new investor relations advisory company from the same date; the filing gives no reason for the advisory appointment.
